City buying rights to yet more land for Sheppard East LRT



The City of Toronto’s plans to buy even more “easements” — the rights to strips of land — along Sheppard Avenue East east of McCowan Road. The City needs the land to widen the roadway and build the future Sheppard East light rail Transit City line.

An easement is the legal right to use the property or part of the property of another without owning it. In large construction projects, an easement can allow workers to have access to the property during construction.

Today, another series of City ads started appearing in the Toronto Star to officially notify the public that the City intends to buy more lands.

Provincial legislation requires the City to advertise expropriations once a week for three weeks in a daily newspaper.

The ad series starting today notifies the public that the City intends to buy easements across:

  • 4865 Sheppard Avenue East on the southwest corner of Sheppard Avenue East and Havenview Road — about halfway between McCowan and Markham Roads,
  • 4900, 4940, 5060, 5070, 5074 and 5080 Sheppard Avenue East, on the north side of Sheppard East between Shorting and Markham Roads.

The City had previously advertised that it intended to buy all of parts of lands near the Agincourt GO Station — between Kennedy Road and Midland Avenue:

  • all or part of 4044, 4061, 4068 - 4070, 4072, 4080, 4091, 4124 - 4139, 4142, 4146 and 4156 - 4158 Sheppard Avenue East, 5 Agincourt Drive and 1 Reidmount Avenue in September, 2009.
  • part of 4066 Sheppard Avenue East in April; and
  • parts of 4002, 4019, 1022, 4023, 4028-4030 and 4045-4053 Sheppard Avenue East in July.

In our October 10 post we explained how the City was buying easements along lands on either side of Sheppard Avenue East between Birchmount and McCowan Roads.

In September, another series of ads notified the public that the City intends to buy easements over parts of:

  • 3551 and 3571 Sheppard Avenue East on the south side of Sheppard, between Amethyst and Birchmount Roads (west of Birchmount);
  • 3600 Sheppard East on the north side, just west of Birchmount; and
  • 3717, 3719, 3721, 3723 and 3725 Sheppard East, on the south side, just east of Birchmount; and
  • 2350 Birchmount Road, on the west side of Birchmount, just north of Sheppard.

A second series of ads in September notified the public that the City intends to buy easements over parts of:

  • 125 Bonis Avenue / 3758-3760 Sheppard Avenue East and 30 Carabob Court, on the northeast corner of Birchmount and Sheppard; and
  • 3735, 3747, 3765 Sheppard East, on the south side of Sheppard, east of Birchmount.

A first series of ads in October notifed the public that the City intends to buy easements over parts of:

  • more land on the east side of 125 Bonis Avenue;
  • 3805, 3809-3813, 3845, 3875, 3905 and 4015 Sheppard Avenue East, on the south side of Sheppard between Allanford Drive and Kennedy Road (west of Kennedy); and
  • 3850 Sheppard East on the north side of Sheppard, just west of Kennedy.

A second series of ads in October notified the public that the City intends to buy easements over parts of:

  • 8 Glen Watford Drive, on the northwest corner of Glen Watford and Sheppard Avenue East, between Midland Avenue and the Agincourt GO Station;
  • 4171 and 4181 Sheppard East, on the south side of Sheppard between Lamont and Midland Avenues (west of Midland);
  • 4182, 4184-4192 and 4100 Sheppard East, on the north side, between Agincourt and Midland Avenues (west of Midland);
  • 4220 Sheppard East, on the north side, just east of Midland;
  • 4231, 4235 and 4245 Sheppard East, on the south side of Sheppard, just east of Midland;
  • 4395 Sheppard East, on the south-west corner of Sheppard and Fulham Street (west of Brimley Road);
  • 4401 and 4415-4419 Sheppard East, on the south side of Sheppard between Fulham and Brimley (west of Brimley);
  • 4421 Sheppard East, on the southwest corner of Sheppard and Brimley; and
  • 4400 and 4420 Sheppard East, on the north side of Sheppard, west of Brimley.

A third series of ads in October advises the public that the City intends to buy easements over parts of:

  • 4427-4447, 4455, 4465, 4505, 4515, 4531 and 4545 Sheppard Avenue East, on the south side of Sheppard East between Brimley and Brownspring Roads; and
  • 4438, 4452, 4466, 4490 and 4500 Sheppard Avenue East on the north side of Sheppard East east of Brimley Road.

In our October 15 post, we described how the City had started to place ads that notified the public that the City intends to buy easements over one parcel of land between east of Midland Avenue and more land between Brimley and McCowan Roads:

  • 4271 Sheppard Avenue East, on the south side of Sheppard East, just east of Midland Avenue;
  • 4544, 4548 and 4550 Sheppard Avenue East, on the north side of Sheppard East, across from Brownspring Road, about halfway between Brimley and McCowan Roads;
  • 4559 and 4561-4571 Sheppard Avenue East, on the south side of Sheppard East, west of Brownspring Road;
  • 4570 Sheppard Avenue East, on the north side of Sheppard East between Browspring and McCowan Roads; and
  • 4630-4650 Sheppard Avenue East, on the north side of Sheppard East at McCowan Road.

Also on October 15, the City started another series of ads to advise the public that the City is buying a permanent easement over part of:

  • 4115 Sheppard Avenue East — basically on the south side of Sheppard East across from Agincourt GO Station — to allow a permanent access road to lands at 4125-4139 Sheppard East from Lamont Avenue. (The new bridge for the GO tracks would cut off access to number 4125-4139 without this new access road.)

In our October 29 post, we described how the City had started to place ads that notified the public that the City intends to buy easements over more land east of McCowan Road:

  • 4730-4736, 4750, 4770, 4780, 4800-4810 and 4820-4830 Sheppard Avenue East on the north side of Sheppard East between McCowan and Shorting Roads; and
  • 4725 and 4750 Sheppard Avenue East on the south side of Sheppard East between McCowan and Havenview Road.
